Maintaining the beauty of Mastic siding is essential for prolonging its lifespan. Here are some easy tips to keep a home’s exterior looking fresh and clean.

Routine Cleaning

For Moderate Dirt:

For moderate dust and dirt, spray the siding with clear water using a garden hose. Use a soft-bristled brush, such as a long-hauled car-washing brush, to lightly scrub dirt that doesn’t easily rinse off. Focus on areas under eaves, porches, awnings, and other overhangs that rainwater may not reach.

For Heavy Dirt:

For heavier dirt that may appear on Mastic siding over time, here are some tips for best maintenance. First, spray the siding with clear water using a garden hose. Then, gently scrub the dirt using a soft-bristled brush dipped in soapy water mixed with Trisodium Phosphate (TSP). Rinse thoroughly after cleaning. Wear gloves to protect your hands.

Dirt-Removing Recipe:

  • 1/3 cup Laundry Detergent (e.g., Tide®)
  • 2/3 cup Trisodium Phosphate (e.g., Soilax®)
  • 1 Gallon Water

For Mildew Removal

Mildew often appears as black spots and can accumulate on all types of building materials. It’s easy to remove with the following solution. Gently scrub the affected area with a soapy mixture of TSP and Sodium Hypochlorite, then rinse thoroughly. Wear gloves for protection.

Mildew-Removing Recipe:

  • 1/3 cup Laundry Detergent (e.g., Tide®)
  • 2/3 cup Trisodium Phosphate (e.g., Soilax®)
  • 1 Quart Sodium Hypochlorite 5% Solution (e.g., Clorox®)
  • 3 Quarts Water

Removing Stubborn Substances

For caulking compounds, tar, and similar substances, apply mineral spirits directly to the affected area, then rinse thoroughly with water. Wear gloves to protect your hands.

Power Washing

If it is needed to power wash the Mastic Siding, read the power washer instructions carefully. Always hold the washer straight at eye level. Never aim it upward, as water may collect behind the siding and cause leaks, streaks, and decay. Use a 40-degree tip and set the pressure between 1,500 and 2,400 PSI.

Important Safety Tips

  • Avoid exceeding the recommended concentrations of cleaning solutions, as this can damage the siding and accessories.
  • Prevent skin and eye contact with cleaning solutions.
  • Follow all manufacturer’s instructions carefully.
  • Do not use abrasive cleaners and strong solvents.
  • Test any cleaner on a small, inconspicuous area before applying to larger sections.
  • To minimize streaking, clean from the bottom up and rinse with clear water. Scrub lightly to avoid damaging the finish.

Painting Considerations

Painting Mastic Siding:

Painting Mastic siding will void the warranty on the finish. However, if you choose to proceed, you can use exterior latex pain. Prime any sections where metal is showing through the finish before painting. Most paint retailers can mix paint to match the siding. Follow their recommendations for surface preparation and application.

Painting Shutters:

Painting the shutters will also void the warranty on the finish. If you still wish to paint them, use a high-quality exterior latex or water-based paint. Avoid using oil-based paints and do not sand the original finish. Prepare the surface by thoroughly washing with a quality dish detergent. Ensure the shutters are completely dry before painting. Follow the pain manufacture’s recommendations for surface preparation and application.
